Seller Property Condition Disclosure Statement
The Governor has approved the long awaited and anticipated updated Seller Property Condition Disclosure Statement (SPDS).
The new form will go into effect July 1, 2012.
Sellers should use the old form if filling out before July 1, and the new form July 1 and after, they DO NOT need to fill out a new form if they used the old form before July 1, but close after, they do need to use the new form if they filled out the old before July 1 and a condition has changed and they are making the changes after July 1. So the rule is simple, use the old form through June 30, and the new form on and after July 1 when filling out or amending the SPCD.
