The Graduate REALTOR® Institute (GRI) designation indicates to buyers, sellers and industry professionals that you have made the commitment to
provide a high level of professional service to your clients by securing a strong educational foundation in Nebraska real estate. Nebraska REALTORS® who’ve earned their GRIs earn twice as much as non-designees. By earning the Graduate, REALTOR® Institute Designation (GRI), you will lead the pack with real-world knowledge about new real estate technologies, laws and marketing techniques that positively affect your bottom line.
Not only do GRIs have a leg up on agents without the designation, the time required to earn your GRI goes a long way towards demonstrating your level of commitment to yourself, your clients, and the industry. It’s a true win-win-win proposition.
How is the GRI different?
Unlike most NAR designations, the GRI is managed independently by each state association of REALTORS®, with slightly different course requirements. This provides an optimal blend of state-specific content along with national perspectives. Also, GRI designees do not pay any annual dues to maintain their designation.
How Do I Earn My GRI?
You must complete all of the 6 GRI classes. Classes may be completed in any order. Each class is two days long with a test at the end of the second day. Students must receive a 70% on the exam to receive credit towards their GRI designation. Students may retake the exam if necessary. You have 5 years from the date of your first class to complete the designation. Once you finish all six classes, you pay a one-time $20 designation fee, and you will then receive the designation.
GRI 101/Rookie Training (0596) 15 CE hrs
Covers the basics required for high level performance in the real estate industry. It addresses prospecting, preparing and presenting a CMA, listing presentations, serving listings, processing offers, and closing techniques.
GRI 102: Residential Construction, Appraisal, and Environmental Issues (0164R) 18 “R” CE hr
Explores a variety of topics related to working in residential construction and appraisal. This course also addresses the environmental and health
issues that impact properties. You will also learn the structural and mechanical components of residential property.
GRI 103: Ethics and Legal Issues (0806R) 15 “R” CE hrs
Delves into Fair Housing, Agency, License Law and Earnest Money Issues as well as Contracts, Right of Refusal and Agency Disclosure.

GRI 104: Contract to Close (0543R) 15 "R" CE hrs
Provides an overview of the mortgage process in today’s environment, with automated underwriting, the prevalence of both Appraisal Management Companies (AMCs) and Automated Valuation Models (AVMs). This class goes through the timeline from beginning to end, and focuses on what licensees need to know to make the process go smoothly, and to assist their buyers. You will learn how to calculate qualifying ratios and debt-to-income for mortgages, describe and calculate PITI and PMI, identify types of loans that best fit the borrower and property.
GRI 105: Real Estate Investment and Management (0205RPM) 12 "R" CE hrs
Concentrates on methods used to evaluate all types of investment properties, from small rentals to large commercial investments. Management of investment real estate, including tax benefits/drawbacks and financing is also covered in this course. Most people spend more time planning their family vacation than planning their bottom line and financial future– don’t be one of them.
GRI 106: Technology (0434) 12 CE hrs
